Rule #1

Explain the Rules and Regulations Earlier

Educate and clarify the rules and regulations of your agreement the day they move-in. Frame specific stipulations that do not cause any confusion and tell them the list of things or activities that will be considered to cause damage to the property and the approximate cost to repair it.

Rule #2

Address Problems Quickly

As a landlord, always stay on the top of the repairs! Taking care of any repair or maintenance quickly makes your tenant happy and they don't have to struggle with equipment that are malfunctioning or breaking and having to wait a long time for a resolution. Also, make it a habit to contact your tenants shortly after they move in to make them aware that you are available to them for any queries and resolving issues.

If the tenant keeps your property maintained, re-signs the lease , or refers a new tenant to your company, then award them with reward points like painting in a color of their choice, carpet cleaning or the installation of new appliances and more.

Respect Privacy

Don't arrange any unannounced property inspection, even if you have the right to inspect your property any time. If you plan on visiting the property , give your tenants at least 48 hours of notice before making the visit. Inspect your property every six months to ensure that your property is at its top of the maintenance and fix minor problems before aggravating into bigger issues

Be in Good Relationship with Your Tenants

Maintaining a good and positive relationship with your tenants helps you to be in a peace of mind that they will be cooperative throughout their lease agreement. You can build a good rapport listening carefully to their queries, requests for changes to lease conditions and responding them quickly.

Rule #6

Don't Get Too Friendly

Make a monthly courtesy phone call or email to your tenants to check whether they have settled in and respond to their queries and requests smoothly. After that, maintain your distance and don't pop over regularly to meet them as this may spoil your good relationship with your tenant. Or hire a property management service to help you in this regard.

RIO DE JANEIRO , Jan. 2 (Xinhua) -- Brazil's Botafogo on Friday denied reports of a move to sign former Uruguay international striker Loco Abreu.

The 38-year-old had triggered speculation of a return to his former team when he met with Botafogo officials in Montevideo last week.

"There is no plan for Loco Abreu to return," the Rio de Janeiro club's football manager Antonio Lopes told reporters on Friday. "His name hasn't been mentioned in our discussions."

Abreu represented Botafogo from 2010 to 2012 and became a favorite among fans after leading the club to the Rio de Janeiro state title in his first season.

He is a free agent after ending his contract with Argentina's Rosario Central earlier this month.

Botafogo will play in Brazil's Serie B this year after finishing second-last in the top division in 2014.

The two-time Serie A champions last month replaced coach Vagner Mancini with Rene Simoes, who guided Jamaica to their first World Cup in 1998.

Chinese authorities have created military-run bootcamps to wean teenage Internet "junkies" off their online addiction -- and a new documentary opens the door on what goes on inside.

With 24 million young people spending more than six hours a day online , China is the first country in the world to recognize Web dependency as a medical condition, according to "Web Junkie," in competition at the Sundance Film Festival.

Filmmakers Shosh Shlam and Hilla Medalia gained access to one of some 400 Chinese detox centers for adolescents aged 13-18 considered as addicted, notably to online videogames.

"China is the first country to declare Internet addiction as a clinical disorder and to take action ," Medalia told AFP.

Their film focuses on three children sent by their parents to the center.

For a month, the three boys -- no girls were interviewed for the documentary -- alternate military obstacle courses, medical treatment and family therapy, at a cost of 10 ,000 yuan ($1,650), twice the average monthly salary in Beijing.

"These parents are really desperate. They bring their kids there because it's their last resort, they really want to help them ," said Medalia. "People have to pay a lot of money for it, it's not subsidized by the government.

"They borrow money from family and friends."

The documentary doesn't go into all the details of treatment at the center -- there are bizarre scenes of patients with heads covered in a helmet of wires, in theory to monitor their brain activity -- although it does show how desperate the teenagers get when deprived of an online fix.
